Verizon Center for Excellence
TPA Group recently completed Verizon’s $30 million Center for Excellence in Lake Mary, Fl. The Fortune 100 communications firm announced plans in early 2013 to consolidate its financial, accounting and back office operations into a 220,000 square foot, four-story office building with the goal of increasing operating efficiency and delivering higher-quality services to its customers. Located 20 miles north of Orlando, the Center represents a capital investment of $50 million, and will create 750 jobs in the Orlando area by 2016. 300 of these positions will be filled by the end of 2014 when the center is scheduled to open. TPA Group partnered with Skanska USA, the general contractor, to ensure prompt delivery. Verizon tapped TPA Group as the developer for this project based on our large-scale master planned development experience, as well as our past build-to-suit projects, which have provided international and regional headquarters for organizations such as the American Cancer Society, World Marketing Association, Sun Data, Traveler’s Insurance, Unisys, Union Camp, and GE Industrial Control Systems.

As TPA built out its signature park, Technology Park/Atlanta, it foresaw continued aggressive growth north of Atlanta. To capitalize on this opportunity, TPA located and acquired 1,900 acres of rolling farmland in 1981 with the vision of a large-scale master-planned live-work-play community in the immediate path of this dynamic growth corridor.
Infrastructure development was jump-started in 1985 with the relocation of the Standard Club from Buckhead. This move served as the catalyst for high-end residential development, setting the stage for tenant recruitment and the development of corporate campuses, retail, medical, and other land uses necessary to support a strong community.
To date, TPA has developed more than 5.5 million square feet of space within the park. Over 300 companies, including Alcon, State Farm, GE Healthcare, Kraft, and Emory Johns Creek Hospital call Johns Creek home. This success led to the creation of a new city – Johns Creek, now home to more than 75,000 residents with an average median income of $150,000.
Flexible master planning and long-term commitment to the community ensured continuous quality growth throughout several market cycles. TPA’s foresight continues to reap enormous rewards for its investors with land values reaching 100x initial investment and with more than $122 million in land sales in the past 10 years alone.
